Overall, the past year was surprisingly good in the Finnish real estate business, despite the challenges met in office and retail leasing. Now, at the start of 2022, there is nothing to suggest a slowdown, perhaps rather the opposite. In the transactions market, international investors are still highly interested in Finnish real estate, and it is fully realistic to predict growth from last year.
The overall business outlook for Finnish corporations looks also quite promising. According to OP Financial Group’s newly published Survey of Large Corporations 2022, the share of growth-oriented corporations is now record high and their share has doubled from the previous year. The optimism is also reflected in increasing (+ 6%) investments in production capacity and production facilities. Correspondingly, investment in office and other premises is still declining slightly (-2%) as companies reconsider their workplace practices and working culture.
Changes in buying behaviour and corporate workplace practices create demand for new real estate development projects, as owners seek to improve both the rentability of their premises and the liquidity of their assets. The same trends also boost the market for tenant representation services. More and more corporations reconsider their business premises strategies and use professional consulting expertise to clarify their goals and to implement the changes.
